How house cleaning prices are calculated

Professional cleaners price a job one of three ways, and most use a blend. The calculator above uses the per-square-foot model with a minimum-visit floor, because it scales cleanly across home sizes.

  • Per square foot. The most consistent method. Standard cleans run about $0.08–$0.15 per sq ft; deep and move-out cleans run $0.15–$0.30+ per sq ft.
  • Per hour. Common for solo cleaners and odd jobs. Expect $35–$75 per hour per cleaner in 2026 — roughly $35–$45 for an independent and $45–$75 for an insured company.
  • Flat per visit. A quoted price for the whole home, usually $120–$280 for a typical 2–3 bedroom house. This is just the per-sq-ft or hourly math packaged into one number the customer sees.
Home sizeStandard cleanDeep clean
Under 1,000 sq ft$100–$150$180–$250
1,000–1,500 sq ft$130–$190$200–$290

3,500–5,000 sq ft$350–$500$500–$700+

Per-visit ranges for a typical home in an average US metro, 2026. Coastal cities run 20–40% higher; lower-cost Midwest and rural markets run lower. See our house cleaning rates per hour breakdown for the full data.

Standard vs. deep vs. move-out

The cleaning type is the single biggest driver of price after home size.

  • Standard clean. Routine maintenance — surfaces, floors, bathrooms, kitchen. The baseline rate.
  • Deep clean. Usually 1.5–2× a standard clean. Adds baseboards, inside appliances, grout, and built-up grime. A 2,000 sq ft deep clean typically lands around $250–$400.
  • Move-out / move-in. Prices at or above a deep clean because cleaners detail an empty, often-neglected home — inside cabinets, drawers, and appliances. Frequently $300–$700 for a typical home.

How recurring service lowers the price

A first or one-time clean is the most expensive per visit because cleaners reset a home they have never seen. Once it is maintained, each visit is faster — so weekly and biweekly plans are usually 10–25% cheaper per visit than a one-off. The calculator applies a 20% discount for weekly and 15% for biweekly. Monthly gets a smaller break (about 5%) because more dirt accumulates between visits, so it sits closer to one-time pricing. For a cleaning business, recurring plans are the prize: predictable revenue and a route you can fill in.

Frequently asked questions

How much does house cleaning cost?

Most US homeowners pay $120–$280 for a standard one-time clean of a typical 2–3 bedroom home in 2026. Pricing usually works out to about $0.08–$0.15 per square foot for a standard clean. Coastal metros like New York, San Francisco, and Seattle commonly run 20–40% higher than the national average.

How much should I charge to clean a house?

Cleaning businesses typically charge $0.08–$0.15 per square foot for standard cleans and $35–$75 per hour per cleaner. A solo cleaner often bills $35–$45 per hour, while an insured company charges $45–$75. Set a minimum-visit price so small homes still cover your time and drive, and discount recurring weekly or biweekly work 10–25% to win steady clients.

How much is a deep clean?

A deep clean usually costs 1.5–2× a standard clean, or roughly $0.15–$0.30 per square foot. For a typical 2,000 sq ft home that lands around $250–$400, and large or coastal-metro homes regularly exceed $500. Move-out cleans price similarly or higher because cleaners detail neglected areas like inside cabinets and appliances.
